Keeping Your Surfaces Strong: What Annual Maintenance Looks Like


CONCRETE


Even though concrete is tough and built to last, it needs regular care to stay in top shape. Each year, it’s a smart move to have a professional deep clean and pressure wash your concrete surfaces — this removes built-up dirt, algae, and stains that can slowly wear down the material. Applying a high-quality concrete sealer is also key; it protects against moisture, freeze-thaw cycles, and staining from everyday use. Small cracks can form over time, so a close inspection helps catch and repair those before they spread. Caulking around expansion joints can wear out too, so refreshing those seals helps keep water and debris out. And if any areas start to look worn or pitted, resurfacing can restore both the look and the strength of your concrete.


ASPHALT


Asphalt, while flexible and durable, also benefits greatly from annual attention. A fresh coat of sealant each year shields the surface from sun damage, oil stains, and moisture — all of which can lead to cracks and crumbling. If cracks do start to form, filling them promptly prevents water from seeping in and damaging the foundation below. Early potholes or low spots can be patched before they grow into serious problems. The edges of your asphalt also matter — keeping them clean and clear prevents erosion and vegetation damage. Lastly, checking the slope and drainage ensures that water isn’t pooling in ways that can lead to long-term surface failure.


Retaining wall maintenence

Retaining walls need a  bi-annual once-over as well. A thorough visual inspection can spot early signs of trouble, like leaning, cracking, or shifting blocks. If your wall has a built-in drainage system — like weep holes or French drains — these should be flushed out to ensure water isn’t building up behind the wall. Damaged mortar or blocks should be repaired or replaced before the structure is compromised. Over time, roots or unwanted vegetation can sneak in and apply pressure from behind, so controlling growth around your wall is crucial..
